What should the roof inspection check around exhaust?
An exhaust fan or hood curb creates a roof opening with multiple sides, corners and a termination that must stay connected to the existing assembly. We look for splits, loose counterflashing, failed fasteners, deteriorated sealant, poor lap direction and signs that grease or heat may have affected nearby materials. The visible sealant bead alone cannot confirm that the curb base and membrane connection are sound.
Kitchen exhaust equipment is maintained by other disciplines. A roofer can examine the waterproofing and visible substrate around a curb, but fan operation, duct cleanliness, fire protection and grease handling require the appropriate service provider. If equipment must be disconnected or lifted for access, the owner should assign that work before roofing begins. The finished scope should say which party restores each disturbed connection.
The repair should tie new material into an area that is clean, dry and compatible with the existing roof. We identify whether the curb metal, insulation and deck are reusable or whether removal reveals damage that needs a decision. Reapplying sealant across a loose or rusted flange can leave the underlying connection unresolved, so the report should explain the assembly rather than just name a patch product.
Forest/Jupiter is a northeast Garland employment corridor. If a restaurant project is located there, coordinate roof access around deliveries and production schedules supplied by the operator.
