Which construction needs attention before the wider project?
An exposed membrane opening and an aging but intact surface have different immediate consequences. We examine the reported defect and explain the correction it can receive. A compatible patch may complete a localized repair where the surrounding covering and support remain usable. A loose termination or damaged curb may require reconstruction of the transition, with supporting wall or equipment work identified separately. The current response should describe that actual construction rather than simply reserve an amount for repairs.
Where an opening cannot receive the permanent detail until another component is ready, we discuss protection that can be provided during the interval. Its extent, limits and removal on return belong with that operation. The owner should understand whether the proposed expenditure finishes a repair or protects a condition awaiting further work. A future renewal does not remove today’s exposure. Before including an existing layer in a recover or phased renewal, inspect its attachment and condition at representative locations.
