What should the inspection document?
Start by confirming the property and the contact authorized to arrange access. Record the interior symptom, roof level, nearest fixed features, and whether water is still entering. In a multi-tenant building, identify the suite or common space involved without assuming the stain is directly under its roof opening. A marked roof plan, dated photographs, and a short description can keep the crew and owner focused on the same location.
Inspect the covering, seams, terminations, penetrations, curbs, roof edges, and drainage. Check whether prior sealant or repair material has separated from one surface, and whether the receiving material below remains solid. A roof can contain several layers from past work, so identify what is exposed and what stays concealed. If inspection is limited by weather, access, or equipment, make the limitation clear before proposing work beyond what was visible.
